The Way We Work

Honest assessment. Done
in one mobilization.

Most commercial asphalt failures start small — a hairline crack nobody filled, a coat that's two seasons overdue. Advantage walks your property, tells you what actually needs doing now versus what can wait, and sequences the work so you get crack fill + sealcoat + striping in a single mobilization. Less downtime for you, better result for the lot.

  • 01

    Free on-site walk-through

We measure the lot, photograph the cracks, count the parking spaces, and send a written quote within 48 hours. No high-pressure sales, no "today only" gimmicks.

  • 02

    Single mobilization

Crack fill, sealcoat, and restripe done in one trip — the lot is cleaner, the cure cycle stacks, and your property only closes once.

  • 03

    Honest re-coat timing

We tell you when your next sealcoat is actually due — usually 2-4 years out. We'll set a reminder and reach back out then, not next spring just to upsell.

Why customers stay with us

If you're asking it, someone
else asked it first.

  • When is sealcoating season in Minnesota?

Sealcoat needs warm, dry conditions to cure properly. Our season runs roughly mid-April through mid-October, weather-dependent. We schedule in order of receipt — for May/June work we ask customers to book in March. Off-season we handle estimates and planning so we can hit the ground running when temperatures cooperate.

  • How often should I sealcoat my parking lot?

For most commercial lots in west-central Minnesota: every 2-4 years. High-traffic lots (gas stations, restaurants, busy retail) lean toward 2 years; lower-traffic lots (churches, HOAs, professional offices) can stretch to 3-4. We do a no-pressure walk-through and tell you honestly when the next coat is actually needed — not before.

  • What's the difference between crack filling and sealcoating?

Crack filling is targeted — hot rubber poured into existing cracks to stop water from getting under the asphalt. Sealcoating is whole-lot — an asphalt-emulsion coating sprayed over the entire surface to shield the binder from UV, oxidation, and chemical wear. Both serve different purposes; most commercial lots need both, in that order (crack-fill first, then sealcoat).

  • Do you do new asphalt paving?

Advantage specializes in maintenance — crack filling, sealcoating, striping, and patching. For full repaving and new-asphalt installation we partner with trusted local paving contractors. If your project is a full repave, call us anyway — we'll point you to the right shop and stay involved on the maintenance plan after install.
